So they want a million new homes built do they?

Firstly, surely they need to deal with the root problem in the UK which is a population that is increasing faster than anywhere in Europe except Germany?

Secondly problem I have with their plans is building on green field sites and the types of housing they are building. Big expensive estates which use a lot of land up for minimal numbers. Many of the new estates going up have a large number of 3-4 bed detatched properties. It's all about making money and the developers use that as an excuse.

Thirdly, Where is the infrastructure for these new estates? My village has about 200 homes at present. A small infant school a very small shop and a pub/restaurant (mainly visited by people from outside the village). They have just announced 47 new homes. That's a 20% increase and what is the extra infrastructure? Nowt. They will have to go to Norwich to go to school or Hethersett if they are lucky and the 2 estates they are going to build will be down small side roads only big enough to fit one car down. The bigger the place the worse it gets. Wymondham has had 800 new homes built but there has been no extra infrastructure apart from a Morrisons. You have a 2 week wait for the Doctors and Dentists, only half of the kids get to go to Wymondham High school because it can't cope with the numbers and there are no new roads to cope with the increased traffic.

It isn't new estates first time buyers need. If they want cheap affordable housing why not do what Italy, Germany and France have done. Virtually everyone who wants to get on the property ladder buys an apartment/flat. This would also solve the issue with using up all the green field sites. You only need a small plot of land and you can build 100 Apartments in a multi level building! Why keep building houses!!

Part of the issue is "land banking" by the house builders and also the supermarkets et al.

I personally think an audit should be done every 2 years by every Town / City council. All derelict / brown site land within the borders of the city/town should be identified and ear marked for affordable housing. That is 2 and 3 bedroom houses that real people who would normally live in the town / city can afford to rent or buy.

The land owners should be served with a Public Notice requiring them to develop the land, based on Social Housing Planning guidelines (but heaven help us, the  town planners of the past 30 years have done no-one any favours but themselves!) within 2 - 3 years. If they fail, the Land is subject to forfeit, to be bought by Central Government at a fair undeveloped price, with any decontamination costs taken out of the settlement or billed to the land owner if not enough value. That will stop people banking brownfield sites.

The land should then be made available to either the City / Town Authority for council houses, or to Housing Associations for shared ownership / rented housing with the Government retaining freehold title over the land and earning a small "rent" per property per year to be collected by the LA / HA as part of the monthly payment. So the cost of development is then just building the houses / infrastructure and NOT cost of land factored in too. This makes the cost of housing cheaper so the cost to rent / shared ownership will be lower.

Once we have exhausted the Brown Field sites, then sure, feel free to rip up the countryside, but not before.

The other thing we need to do is to stop this fascination in the UK with owning a home to make money. It's your home, not an excuse not to make savings or other investments for the future and should not be relied upon for fiscal growth.  As long as it is, the prices will rise onwards and upwards and no-one really benefits as when you sell, you usually need to pay more for the new place, unless of course you are down sizing.

Home ownership is a not a right. Having somewhere decent, safe, warm etc to live is. There is a huge difference in this.

Down this end of the world the sad reality is the bulk of new build consists of flats. The latest trend ( due to lack of land ) is to demolish nice large houses & replace with flats, or convert them into flats. 

I hate seeing this happen but I'm in the building trade so obviously need it to earn a living!

Local councils are a bloody joke. Just try getting anything other than a garden shed through planning.

however if you are a big developer - you can do as you fancy - it just doesn't make any sense at all.

if you get a local planning authority deciding that somethings a no go - they make anything you wish to do as hard as possible. The only way forward is then more time and money and appeal. 

Lets get this straight - we have to build these houses somewhere. We are welcoming more people into a full country - something has to give here.

Completely agree, when my Nan died she had a large plot of land behind her house. When my father investigated getting planning permission for it we were told in no uncertain terms by one of the regions developers that we should sell it to them as they could guarantee they getting planning permission whilst also stating they would make sure the family as individuals would never get it through the planning process (crooked or what?). In the end the family put a covenant on the land to ensure houses could not be built on it.

Now live in a National Park and they are just as bad!

not really a shortage of houses.......

too many visitors want new accommodation....the old ones that need a little TLC are not good enough for them....or so they say........

they can only survive in a 7 bed mansion in Kensington......

the first time buyer house has been allocated for the guests............so the kids cant get on the ladder.......

Similar experience here Marc. 20 of the new houses in our village are due to be built near me at the end of our road. However, after buying the land Norfolk County Council revoked planning as it had a pond with protected newts in it and 5 large Oak tree's that were hundreds of years old, one estimated at over 500, which meant they were protected.

Early last month at 7am the Developers turned up, cut down the tree's filled in the pond and then re-applied getting the planning immediately. What they did was criminal and the Council should have refused permission and prosecuted but palms have obviously been greased and the locals get no justice, like the poor rare newts and the trees that were gorgeous and healthy after 500 years.

Unfortunately its the prevalent attitude that "because we need so many new houses" this kind of behaviour is ok.

It's amazing what developers can do once they set their minds to it. I live in the Village and right on the border of the outlying Town. Developers wanted to erect some apartments/condos nearby which is not allowed under village zoning law and when told it wouldn't pass the zoning law, they set about a plan under the cover of darkness to have a land swap to that some of the village land becomes town land and in turn some town land becomes village land. They get the piece of property they want and the less desirable land goes back to the village.. Amazing what one can do !!! with $$. Of course all parties involved (except the residents) will claim the zoning laws have been followed.

You know, this story and Kimbers which is even worse, just make me sick. Everyone cries about how national/federal governments are too far away etc. and how control and authority needs to be devolved locally. But then when it does get devolved locally it just gets dirty and deeds like this get done and everyone gets away with it. Personally, I think the guys in the planning department by Kimbers should be sacked for gross incompetence and negligence in allowing this to happen. The financial records and living standards of everyone involved should be forensically investigated and if any "dodgy" behaviour found they should be jailed and barred from any public office / role / job and lose their pension benefits accrued to date.

The developers should have all their personal wealth and property seized and thrown in a deep lime with no food or water, the problem will fix itself.

I like the idea of the FBI in the US - they'd crucify if they could prove and its about time here in the UK we took abuse of public office more seriously and made the punishment so harsh people just would not want to do it.

The French has a good system with their local Mayors. They are residents and have to live there and so are held directly to account and this type of thing is much less prevalent. I don't often like to give the French credit for anything, except their wine of course, but they do a good job of protecting their villages from this sort of shit.

I find I am definitely mellowing as I get older!

i have a barn - I have repaired the walls and roof - installed some windows in the opening to make it weather tight. None of which I require consent for.

However - the local authority will not grant consent as its in the countryside. I have had road surveys done to prove road safety for the access - the local authority are now being so strict on the stopping distances almost insisting on dual carriageway standards on a small lightly used B road.

Refused twice now - and getting increasingly fed up frankly. All I want it for is so the kids will at least be lucky enough to live in the area they have grown up in when they are older

Send them all to Australia.  There's plenty of room here in the outback.  They can build their own townships and restart their lives in a non hostile environment.

Funnily enough S4Simon boat loads of refugees have had just that idea, but your government, so I have read in the news, said "fluke this" and just paid the boat owners / skippers to just turn right round and fluke off somewhere else without a worry that the refugees would be unloaded at sea etc.

True. But we're getting better.

Previously we use to pull them off boats and then sink the boats and fly them back to wence they came.

And prior to that we use to just sink the boats...  Saved money on airfares.
